Fastest Builder in Adelaide?

    We are looking to buy our first investment property and we are wanting to build as we want to move into it in the future ourselves. The only issue is, we don't want to be paying the mortgage on the land for too long before the build is done and we have tenants helping with the payments. Is there a fast and reliable builder we can use? We have heard horror stories from some builder reviews and don't want to be waiting over a year for a build! Thanks in advance :)

    I dare say the fastest builder goes as fast as the slowest link in the global materials supply chain.

    I think in this environment you are going to struggle to get it done in under 12 months with any one.

    One of the options you may have would be a long settlement, which at least allows you to get all the initial stages of the build process done prior to settlement. Even still, the physical build itself is likely to still be 6-8 months.

    Even if they can start tomorrow most builders allow up to 18 months to complete the construction. It's not a fast process. As others have indicated, there are serious supply chain issues at the moment and there is massive demand. Building is neither quick nor cheap right now.

    Worth keeping in mind that prices are also significantly increasing and will continue to for the next 12 months.

    In terms of time frames, you could include liquidated damages in the contract if the builder goes over their build time. But you’d need to work with your builder and come up with a reasonable timeframe. That’s also if they agree to damages.

    I would probably look a this as the most reputable builder rather than the fastest builder. Speed might translate to shonky quality. Or issues during the build, or any other combination of issues.

    Reputable builders generally tend to protect their goodwill, which often leads to better quality and less issues.
