Extremely rude tenants... What would you do?

    What will you do if the next tenants are the same ?

    Just guessing, if I were them, I'd probably be rude because I see you either as a penny pincher or someone who succumbs to bullying. I'd say instead of DIY fixing just get an insured/certified tradie to do it. Even a "hire a hubby" would do. They'd do it for free if the same thing breaks again ? A mate at work is an expert handy man, but he will never fix anything by himself at his IP. Not having a cert/insurance to do fixes, he reckons its easier to just pay someone to do it. Just not worth the legal hassle.

    My ex-landlord took 40 days to replace a broken ceiling fan. That was in the wet season up here - we lived in inhumane conditions for the 40 days. I cursed that little twat of a LL every single day we had to spend in that **** hole. Excuses every single time I called him for this. Bought the fan. Finding a sparky. You shouldn't do it as it voids insurance. I am coming by this evening. Blah Blah Blah. Took another 30 days to fix a broken bed. Now, I sincerely wish he gets tenants who trash his place.

    If the management office simply rings up all the time relaying everything, then you may as well cut out the middle man !

    Rngs up! Try just forwarding the bloody email with an added sentence or two @dabbler

    I remember the first tenant years ago with this agent, they just literally forwarded me three pages of complaints from the tenant with a covering letter to deal with it...

    I sent them an email and blasted them sooo freaking hard, I wonder if I still have a copy of that email.... I should of cut them off there and then to be honest, so in hindsight this is totally my bad!!

    On that note if anyone has any recommendations for great property managers in the Blacktown, NSW area please let me know...

    There was some threads on SS about PMs in that area, lucky for you I think the whole Sydney area is full of choices.....

    1. If they were real issues then the property manager should have pointed them out before any tenant occupied the unit.
    2. They should handle all the complaining and only forward real issues to you that need to be rectified.

    Just kick them out. don't renew the lease. I'm sure you will be able to find new tenants. Life's short, not worth the stress and anguish.

    This^ and don't renew their lease, what has happened so far could be the least of your problems.

    Agree, cease the lease. It's essential to do everything by the book, and be able to prove this. Send a notice well in advance and back that up with an email. One one property I did some minor repairs myself, and at other times had a tradie come in. It depened how busy I was. Anything electrical, watery or gaseous warranted a professional.

    We recently experienced a very rude tenant who constantly threated our owner with formal complaints to the RTA (even whilst addressing maintenance matters for them).

    In consultation with the owner we moved them on releasing them from the lease agreement early to source new tenants who not only respect and care for the property but also respects and values the landlord and PMs.

    Ouch - that's gotta hurt. On a CF- property, I imagine trying to find an extra $400+ per month to help cover mortgage repayments would have to hurt (a LOT!.....)
