Extending front of house by converting Porch

    Hello Everyone,

    I was actively looking for a house and came across a bargain. Downside is iLiving room is small and not sure whether I can extend the living room till porch. I am ok without porch. I am assuming this will not need the condition of looking at building line. The house is 1980's built one.
    While I am definitely planning to consult builders about extension at a later stage, I wanted to get opinions from this forum and didn't want to sound silly in front of builders if this is insane idea. :)

    Only looks like it'll add a metre on, is it really worth it?

    Will you extend the roof and tiles? Or go with a metal housing?

    I think personally it's going to look ugly, hardly adds any benefit and could just be a waste of money.

    It may be costly ,as you would have to re-set the roof ..
    One simple way would be just demo the small porch ..Then come out from from the front bedroom 3mts and span a deck the entire area back into the side wall ..That may give a modern look to the front section ..btw once you line up the levels from the roof down,and for the buildings age it seems to still be level on all angles ..imho..

    Yup it will be around 1.7m.I was thinking on extending roof and tiles.
    I was estimating
    Floor change : 15K
    Painting : 5k
    Kitchen 12k
    Bath :13k
    Extension : 20k

    At the same time, I didnt want to make house ugly and reduce its resale value.

    Re-setting the roof itself will cost around 10k as per my estimate. Correct me if I am wrong.
    I didnt get what you meant. Is that just addition of deck and leaving living room intact? Any mspaint reference pls?
