Extend exiting house

    Hi guys,

    Current house 3 bedroom 2 bathroom and 1 living area sitting on 750m2 block.

    Im looking to add an extra living area and a bedroom but not sure how to design it so it doesn't ruin the layout of my house.

    I have attached the the existing floor plans so Im hoping u guys can give me some ideas.

    The distance from Kitchen window to the fence is approx 6 meters

    Bit of a tricky one at first glance.

    Have you considered an ancillary dwelling aka granny flat?

    No I haven't been have thought about demolish and rebuild from scratch.

    turn your lounge room int bedroom and enclose the verandah to living and dining

    There are 2 options I can see. Neither are ideal.

    Option 1, demo the verandah, build and new bedroom where the current lounge is and then extend back. The problem is you end up with 2 living rooms at the back of the house next to each other, which seems pointless? Although I guess one could be a theatre room?

    Option 2, convert the large bedroom at the front to a living area and build out the back. This makes more sense (separated living areas) but then the second bedroom runs into the carport. That said, I can't dimension my plans. I am using ms-paint! :eek: This might give you an idea for some options though.

    I like option two but you have to walk to end of hallway to get to the living area not sure if that's a good idea tho

    I'd consider making current ensuite into a bathroom and it servicing those 3 bedrooms.
    I'd then extend out to the left via the current main bathroom and put a master bedroom on the other side of it and turn it into an ensuite. Then I'd put another living area above that to connect to the kitchen and current meals.

    So basically put a rectangle 4m x 8m up to the edge of the current house on the left hand side

    True. It would be most useful for the two front bedrooms. But I guess you could walk it from the meals area and see if it seems functional.

    Moving the garage forward will free up more rear yard but isn't a must have. You could put additional parking in front of it and create a tandem garage though if you wanted
    What is the purpose of these works?

    Just need a bigger house and since the market is beyond my budget I have decided to do Reno rather than move I also like the area I live in.

    Yea that would me sense but ill end up with 3 bedrooms again ideally I would like to have 4 bedrooms and 2 living area

    You may want to discuss sketch plans with a builder. You may be stunned when they quote the cost and they can consider all the complex parts like roof lines, drainage, site fall, building lines, facade rules for council etc.

    The present garage stands out as a land waste and the verandah area is a logical place to build back. Its a small house and I question cost v's added value so also bounce the idea off a local agent when its towards a final concept.

    Nope it would give you a 4 x 2 with 2 living. I'll draw it for you when I get a chance.

    IMG_6606.JPG I forgot to put the laundry back in. You could put it st bottom of new living area next to kitchen.

    Thanks for but I forgot to mention the existing onsite does a bathroom.

    The second bathroom is combined with laundry at the moment.

    Yup I understoood that from the plan. I'm suggesting removing the laundry part of the bathroom - to create a hallway of sorts to the master bedroom.

    The laundry would need to be re created somewhere and I'm suggesting the wall at the bottom of the new living area would be an ok spot.
