    He worded in in grammatically correct manner, but I still remember very well that the letter did say something you might find yourself on the road

    The perfect ultimatum. I wouldn't imagine the tenants to vacate but if they do they shouldn't cause trouble with access for open houses considering they will need to also find a new place to rent.

    And on completely different matter, the toilet is blocked badly :( Waiting for quote to fully fix it (have been called multiple times to fix the leakage and I rather have it fixed permanently)

    Notice to renewal lease are sent in advance.
    We use our own not the online ones.
    There is an automatic termination and right to advertise and enter property for potential tenants to view, if not sent back to us by a certain date.

    Within the 28 day period, we rescind the renewal notice legally and send a termination notice. The property is also marketed then.

    All of the above occurs on landlord instructions and there are situations and circumstances where this cannot occur.

    Our job as property managers is to protect the landlord and maximise their returns so putting them in a situation where they cannot maximise an insurance claim and recoup losses should they need to is not doing our job.

    Different if the landlord chooses to override our approach, which they have every right to. Then we work best within the instructions given.

    @Xenia Would you renew the contract of a tenant (currently periodic) with history of arrears (and in the process of catching up)

    Periodic is open ended so doesn't have a renewal

    Of course. Fixed is preferable to everyone involved. You can't make them sign it though; they can opt to stay as they are.

    Need to weigh up, based on what the rental market is like in your area, whether it's worth removing and finding another versus what you suggest. The former has letting fees and potential vacancy involved.

    Yes
    If you have to evict them, you would be more protected as a landlord evicting them from a fixed term lease.
