expenses incurred before first tenant move in

    Hi,

    I just bought new IP and just did a pest treatment before first tenant move in so can I still claim pest treatment costs for tax deduction?

    Was it to remedy white ants ?

    Hi Paul,

    $1500 for termite chemical barier . No termite was found , i did it for precaution as the area is termite prone area

    So it seems like a deductible property repair. It does not remedy an existing defect (initial repair). The floor is a PART (rather than a whole) of the building and such an expense is ordinarily deductible where it is to be used to produce income.
