    no, but some lenders will crank these up anyway depending on currency and location.

    you might have expenditure of 1500 a mth, but currency rules and HEM Overides may land you at 4000 say

    Wow that is harsh and unreasonable. Thanks Peter for clarifying.

    So if for example I was earning a neat AUD$200k, and assuming avg tax rates of 30% in Jpn and Aus, my net aud income would be discounted to $78.4k? (200x0.7x0.8x0.7) is that right roughly speaking?

    Using this approach, and before including my wife’s income, the nab calculator suggesting borrowing capacity of $280k -$750k depending on treatment of a few work extras. So harsh, but with wife’s income and a decent deposit I may have something to play with. Realize this is all very rubbery though.

    Confirms my original assumption though that I need to focus on building my capital base.

    Going well thanks Eric. Been here a while now so fairly comfortable with the place. World Cup and olympics coming up so big year ahead for Tokyo
