with this new IP ( Lake Haven on NSW Central Coast) I plan to renovate and sell ASAP as I know the property prices in this area are still rising.

I need to keep a expenses record, being old fashioned i have just been using a scapbook and keeping my receipts for carpet, plumbing etc in a folder , is there any computer excel applications that you personally use for this?

DB learn how to use excel or go and buy a cash book or do what I do and keep it all in your head lol (be careful though not to wipe the memory clear after a big drinking session)

Very simple. Just make a list in excel with 3 columns - date item and cost.

If you had the property for less than 12 months the CGT will eat away on your profits. Are you currently living in the property?
