    Hi there all you budding Investors and successful investors. The one person that knows more about investing in your area is your local Property Manager as he or she is the one who has to achieve the rental return you desire. No good purchasing a property on the word of the Salesperson who has no idea of the return to be achieved in the area. They will always tell you a property will achieve a higher return than it actually will.

    I have seen too many disasters where investors have bought a property in a hard to rent area which is overloaded with rental properties with inflated rental returns being quoted.

    Do your homework well and consult a couple of Property Managers in the area from good reputable firms. Also pick one that has been in their job for 10 years or so.

    How does anyone stay in the industry for 10+ years! Dealing with dodgy tenants and cheap landlords. Would send me crazy after one week.
