Ever had that "one" tenant who is incompetent .... ?

    As long as they're paying their rent, I'll send the handyman to remove the birds nest ... but anything inside will be questioned very closely

    I guess you have never used a decent pedestal fan with many different modes and a timer. One worth over $160 those things can pump a a huge volume of air over you and are much better than a ceiling fan and better than aircon 95% of the time and can even pulsate to a rhythm to induce sleep. Air con can cause lung and breathing problems.

    I have standing fans and ceiling fans are 100% better IMO.

    I prefer ceiling fans rather than air con too. Better for the environment, much cheaper to run and a more natural cooling effect than air con.

    That's ok. I'm not forcing you to agree with me. In Brisbane, without air-con, many tenants simply won't bother renting, especially in mid to higher end rent categories.

    I prefer standing fans. Doesn't make me right. Just my choice.

    We installed both in an IP, fans cost ‹$0.30/day each to run 24/7. AC is there to boost the cooling or heating effect.

    Hopefully, you took 12 rolls of Sorbent as fair compensation, and then later bartered it with someone else, who was a little more in need, and more deserving, for a Commodore VL Turbo.

    I know it sounds like these days are the Twilight Zone...

    I think ceiling fans are a must and pretty much only use them when I can but in some climates air con is essential for comfortable living especially in the tropics with high humidity.

    i just ignore it wherever I can

    I have to laugh at people who live in Melbourne offering their opinions about using fans and air con in other people's homes in the topics.

    I had a tenant who reported that a plant in a pot in the garden had blown over and wanted someone to come round and stand it up again. I have to ask if they would employ a tradesman to do this if they were paying for it. Needless to say I declined.....

    To be fair the property managers are often just as bad.

    As a Tennant Ive had minor issues that I have been happy to repair myself but the agent insists on coming to investigate themselves, and then arrange thier own trades people to look after.

    I doubt the owners were even made aware of my offer.

    Very hard to get a good property Manager. I have sacked a couple. Not my preferred way but sometimes you have to do it. Some my tenants claims have been ludicrous. I just ignore it and in the main, it goes away. PM's do like to bring their own trades in and at great cost to the LL

    Why would you simply not "fix them" - if it takes the problem back to how the property was went you started the lease? If done properly then the agent would be no wiser.

    I guess agents don't want tenants to do bodgey handyman repairs that end up costing more to re-fix

    @Lizzie I'd typed up a longish comment, but you put it succinctly. Anything easy to fix (toilet roll holder fallen off the wall) could so easily be fixed and who'd even report that to the agent?

    I had a tenant complain that the air-con was faulty because it was leaking water outside. Answer: Maybe the air-con extracts the moisture out of the air?
    I have another who keeps burning out power points in the kitchen. What do they do - plug in a kettle, toaster and room heater all at once? Never seen it before.

    Tenant’s daughter left a pan on the cooktop unattended which caught fire and destroyed the kitchen and adjacent rooms...

    The tenant should have to pay for anything that the bond will cover e.g smash window $900
