    I follow Ermington, but probably not in an investment point of view. Personally, it's not the side of Ermington I would like, prefer to be on the right side of Silverwater Rd - mainly public transport reasons. It appears to have at least the minimum land size and frontage to be a duplex site. Duplex sites generally go for 1.25m+ pre-covid times. Given that this is renovated, I wouldn't be surprised if this sold for 1.35m back in Jan/Feb - But wouldn't be the price I'd personally pay.

    Handy to both primary and private secondary school.

    Only access is back onto Silverwater Rd but I found living on the other side of Victoria Rd (south) was handier to everything - walk to Woolies/shops, Ferry & City/Parramatta buses.

    I know people in Kirby St, they couldn't be happier.

    Not the worst location.
