Hi All! I’m an enthusiastic amateur that’s soaked up a lot of knowledge on these forums so thought i’d sign up to join in. Thank you all for the lively public discussions! I’m Sydney based and have one IP, working out when, where and what for next steps. I picked my user name based on the lesson I keep coming back to - building wealth isn’t necessarily sexy, just good decisions over time. Interesting times politically and economically. Here’s to a hopefully not too turbulent 2019! Regards, Dadwealth
Thanks all! Current IP is in Sydney, in St Marys. I went further out so I could buy a house on a decent block of land instead of a unit, and thus have more options in future e.g. rebuild, granny flat, duplex. Time will tell if that was a good idea. Now I’m sitting tight and wondering what to do next. Any idea how to get enough ‘cred’ to be allowed post a reply in the property market economics forum? There was a 619sqm corner block with a 3 bedroom house at Colyton that sold for 415k on Saturday, i’m keen to see what people’s opinion of it is.
Wow - interesting place. I assume you're referring to 4 Blaymey St. At first glance that looks like a good price, in the sense that rea and Domain have its value at far higher. But I can't make sense of the block size. Are they sure it's 619? Because there's one site where it shows a picture of the block map, and it doesn't look like it's that big? But then that data might be wrong! 4 Blamey Street, Colyton NSW 2760 Address Information | allhomes
That is correct, that’s the address. I’m fairly confident the sizing wouldn’t be different. Though i’m not sure where the final source of truth is. I did a dial before you dig search and the only thing that came up was a Syd water line through the front of the house. It would have been interesting to see the contract to know of any other kinds of easement. Or if that’s the kind of deal out there in this current market then damn.. bad for the price I bought in at, great news for buying again!
Thank you (& @Eric Wu ) for the welcome! I downloaded your tiger developments feasibility calculator ages ago when toying around with duplex ideas. Thank you for making that available!
