We had 8 applications. Most on Centrelink benefits. House is on for 375 per week. Some with a chequered past. One on TICA. One who i was sympathetic too who wants to break her lease in Blakeview because the landlord is an ******** who wont fix problems with the house, help organise phone for internet etc. but with the contracts in SA would be liable for rent until the end of lease (in NSW as a tenant you can terminate a lease with a 6 week payout at any time for any reason).

The interesting thing is as a long time renter (I own two properties but work in an industry which means we move every two years) I know how overzealous landlords and property managers can be so I took the complaints from the property managers about bond deductions with a grain of salt.

Looks like we have found a good couple as tenants who move in next week. Only extra condition is they need to water in the new turf!

Bit of a side note on tap timers if you are ever going to use a tap timer on an old garden tap might be worth replacing the o-ring first or you might find when you check it in a couple of days you now own a pond.. learn't that one the hard way. The tap didn't leak when i set it up but I guess in a battle between a 30 year old rubber ring and constant mains water pressure the water pressure eventually wins.. or you might not have any issues at all but for a couple of dollars and 2 minutes work i reckon its better to be safe than sorry!

    I wouldn't either, I'm not Telstra!
As long as there's a phone line installed, I don't see how that's the landlord's responsibility.

So then the tenant should either get onto Telstra to activate it (you have to do that before it will work) or if it's activated and not working, contact Tesltra to fix it.

The only way time that I see the landlord as being responsible is in the very unlikely event that no phone line was installed at all.

Planning on visiting adelaide in early 2017 (weekend trip thanks to some extremely cheap airfares)

Not planning on buying but am extremely interested in sussing out the areas.

Any recommendations on hot spots in Elizabeth to go check out the locals in action :p

    Donnington Road Elizabeth North.
Walk around Elizabeth South and Smithfield Plains and visit the local shopping centre and pubs and that will give you a good indication of the Elizabethean species.

Not sure if intentionally put this in the Elizabeth thread or not?

I'd recommend Munno Para shopping Centre. It's actually worse than Elizabeth
