    Looks like the area hasn't gentrified much over the past 7 years. The Indians might make it a bit more livable but the Africans (if they are young) will make it worse.

    Police are looking for two suspects following an aggravated robbery at Elizabeth Downs, and have recovered a car stolen during the incident.

    Just before 11.30pm on Sunday 20 September, a man and woman were sitting in their car in a car park on the corner of Mavros and Midway Roads when they were approached by two men.

    One suspect produced a handgun while the other was armed with a knife and demanded the couple's mobile phones and cash. The couple were then ordered to get out of the car.

    The suspects drove off in the couple's car, a white 2005 Holden Crewman ute with SA registration XRT407, and were last seen on Midway Road.

    The car has been recovered by police, after it was found in Elizabeth park in the early hours of this morning.

    The first suspect is described as being of Caucasian appearance, in his late 30's to early 40's with a shaved head, brown goatee beard, sunken face and spoke with a strong Australian accent. He was wearing a black hooded top and had a money belt tied around his waist.

    The second suspect is described only as being of Caucasian appearance.

    although there is nothing wrong with sitting in your car, but 1130pm, two adults sitting by themselves, = no good, or hanky panky!, lets hope their kids shazza, chardonnay, jim and beam werent in the car!!

    Also a bit like Beeleigh in Qld, which is planned to be a principal regional centre. But sometime somehow it does not work out as planned. ;)

    Seems to be a lot more Africans/ around the area in the last few years. But they don't seem to do anything bad. The Indians are too busy working in any industry they can.

    It's the ferals that live in the semis that make the place what it is. And not to be racist but a whole bunch of aboriginals have come down from Darwin and are causing havoc like that little mental one in the video who i personally see everyday that I am work.

    Elizabeth needs more hardworking foreigners

    Population growth in the area is good. (Better than Australia's average)

    The semis are often on good blocks and will get redeveloped over time which will weed/breed ferals out.

    I'm optimistic of the area.

    Given the rent some of these places achieve, I don't inderstand why people don't move to better suburbs where they would pay similar.

    I have thought of this aswell. I honestly think people don't research it enough that it aren't not smart enough

    New houses at Munno parra and Andrews Farm have similar rents to Elizabeth old houses but are just abit further away.

    Its basically because Adelaide is a compressed market. In other cities, eg Perth the slum stuff rents for say $300pw and top end stuff rents for $1500 so there's a gradual range in between. In adelaide, slum stuff rents for $200pw and top stuff rents for $600pw so its squeezed in. The difference of $25pw can put you 3 suburbs closer to the city.

    Enjoy dealing with Mike. Apparently the vendor wants "higher end of the price range". The bloke sounded like he was doing me a favour to return my calls.

    <rant>Then just advertise with a price not a range if all they want is a slight nego on the top figure....grrrrrr.</rant>

    I haven't purchased that one - it's still up for sale!

    Just figures to give you an example, though FYI I own two other properties on streets next to that.

    I'm also an Adelaide local, so no interstate renovations required. ;)

    Mini2: Mike is a high performing real agent for a good reason - he's a ball breaker. Best to just put the offer and walk, the only way you're going to get a reasonable deal instead of back and forth with these types of agents.

    Vendors use Mike because he gets good prices. Underquoting in SA is illegal but it still happens

    It's been on the market for 50+ days. Maybe the vendor should just stump up the cash, get rid of the HIA order and sell it for more.

    Hasn't been much talk of northern suburbs recently. Been to a few opens for both myself and for clients across Salisbury, Paralowie etc. Some good stuff floating around, but all the top stuff seems to have popular opens and go quickly. There's still some distressed sales in the area to take advantage of, though.

    Curious what the main barriers to interstate renovations are.

    Is it the time to travel interstate to do the work/ organise yourself... Or the cost of accomm, not having tools in the location etc?
