    Daviren park is terrible

    Some streets in Elizabeth are better than others. You need to drive around and have a look to see

    Davoren Park is to be avoided.
    There's a couple of dodgy streets in Elizabeth region, but it's much of muchness over which is better. They all have their pros and cons. Being decent distance to amenities / shopping centre / public transport etc.

    Right on cue it seems - I got a letter today from Playford council which I assumed meant I forgot to pay my rates :p

    Turns out its a letter advising that the streets I have properties in are being rezoned ;)

    What they sent was essentially this http://www.playford.sa.gov.au/webdata/resources/files/Fact Sheet final.pdf plus a more detailed one showing one of the streets i'm in in Smithfield Plains.

    What exactly is zoned as "racecourse"? Doesn't seem like there's a racecourse anywhere near Smithfield Plains.

    Wasn't Lomas pushing D Park a few years ago? Can't imagine her walking around there with a clipboard for house inspections!

    Wouldn't really call it high. It's gone up 1% in the past couple of years which correlates with Australia as a whole increasing by the same over the same period. It's high relative to other places sure, but correlates with the rest of Australia. I'd only be concerned if it was spiraling out of control.

    Treasurer at both state and federal level has implemented action plans and projects to help economy and create jobs.

    A lot of land up there that was vacant a year ago now has thriving businesses on it - Woolworths, Medical Centre, vet, gym, multiple fastfoods, community centre, etc etc. I believe this is one of your 'flags' for investing.

    Which is also not helped by the fact that population of the council is increasing at a higher percentage rate than Australia. Maybe it's getting more desirable or something?

    you know how they say there is a 'brain drain' to other states...do you think there is a concept of the reverse, ie dumb people moving to certain areas. im just wondering if in 4000 years due to evolution if places such as adelaide, and even the next level, satellite cbds like lizbef (i assume they hang around their own peeps and not cross breed too much), will be genuinely noticeably dumber than say, Sydney.

    Oh dear.... I think in 4000 years all cities will be that much more populated that elizbef will be considered inner city. Assuming Adelaide is still the city.

    Super off topic but it's a general trend.

    Back to Elizabeth - suburb demographics are very interesting. There has been a large increase of immigrant populations to the area, especially from African and Indian migrants. This is altering some trends and causing some interesting phenomenons. Anecdotally a number of agents have mentioned to me that the biggest drivers of owner occupier purchases in the area are from the migrant population, who are paying strong prices for properties in neat/reasonable condition - we're talking low to mid 2's compared to investor stock at mid 1's. A great example I've seen recently was of a purchase at 125k which was cosmetically renovated and then re-sold a few months later for 210k to an owner occupier migrant family.

    If you track this against owner occupier rates, you'll notice there is an uptick in owner occupier rates which I believe will only continue as the area changes demographics.

    It's interesting, in developed countries IQs go up by something like 3 points per decade.

    (I don't feel too bad about continuing to derail this thread as there's another Elizabeth thread)

    If that's true, based on the @Corey Batt graph above if the world IQ is dropping it means developing nations are falling much more.

    Yea and she was in 2010-2011 and was very wrong. Has seen negative growth.

    High employment and low crime rate is another, something Elizabeth is in shortage of.
