    Given that they've reduced the price on it a couple of times since it's been listed already, I think it could be negotiated down more. Look at the numbers in my dev thread to match it up.

    Heh, just like the first place I rented. Doesn't sound too bad!

    What makes you say that? Is that because they are already discounted so you get the double whammy of discount + value add?

    Yep, but I mean it's been reduced a couple of times since its been listed as hasn't got much interest. Those who are brave will take the reward I think.

    Get perfect purchase out of your head now. In the time it takes you to find a 10/10 place you could have found 5 8/10 places. Guess which portfolio would have increased the most?

    I forfeited mine, but I'm glad I did, because I wouldn't be in the same position that I am today if I'd focused on making sure that I get the FHOG.

    It seems Brissie is super hot atm and I'm now thinking Adelaide. I've not been to Adelaide and know nothing about Adelaide except for news on car manufacturing. But the potential yields that you guys pointed out fits my next quest for serviceability. Guess I need to get an air ticket soon.

    What are the chances of picking up that property for around the 100-110k mark? I know it's quite a reduction once again.. But is it worth enquiring?

    I think its definitely worth a shot. That's basically land value.
    South Australians are helpful people; I'm sure someone will help if you need it.

    Even Elizabeth Bay? :p

    I wouldn't live there either. Investment and living decisions have a very different basis.

    E Bay was a joke as its a multi million dollar Sydney suburb which contrasts greatly with SAs E suburbs :p

    SA's E suburbs are all pretty much the same to be honest.

    Just had a quick look (3 bedder, more than 600sqm) on realestate...wow E North has houses between $120-180k? Wow.

    You'll find most of those are duplex halves (called maisonettes in SA)

    You want to avoid them unless you're buying both sides so you can control the land
    1) they attract undesirable tenants (not always)
    2) if something bad happens to the other half (bad tenant, fire, flood, disrepair) then your one becomes undesirable too

    I agree. A lot of restrictions when it comes to reno etc.

    Been looking at the area for sometime... wondering if there were any parts to avoid in the 'E' Area. or any parts that are better then others? What is everyones thoughts on the neighbouring areas D Park etc. Thanks
