SA Elizabeth North/Elizabeth Park

The population of Adelaide has actually increased by 304,000 people in the last 10 years, almost a 30% increase over the time period.

In terms of people leaving the State, SA loses around 1-3k people per year NET.

 

Thanks @Barny. Davoren Park would only be for cashflow, not capital growth, not development. Then there will be 2 others, lower return, higher CG, development potential. I am thinking Ingle Farm, Para Hills or in the Salisbury LGA.

They are not going to reinvest in Melbourne.

 

Ok cool, I also looked into inglefarm.
If daveron park is for cashflow then have a look at newer property's as well. Less maintenance required and much better depreciation benefits, which I found has a better overall % return compared to older places.
Also easier to get a better tenant.

In Elizabeth, one-third of all people are out of work. The SA postcode, which includes Elizabeth North is the only one in the top 40 where there are almost as many people on the dole, or the disability pension separately, as there are age pensioners.

In that postcode are 2285 age pensioners, 2195 people on the DSP and 2096 on Newstart.
