    TS were fantastic. I posted this in another thread:

    “I have been with Terri Scheer for a few years now after switching from EBM and have just gone through a fairly substantial claim of around $10,000. They have been absolutely fantastic - you deal with the one claims consultant who you can speak to personally if you like and they will kick off any rent loss almost immediately while invoices come in for any damages.

    They were also very generous with items they technically didn’t need to pay e.g. water arrears beyond bond. They have also fairly recently upped their rent cover to 20 weeks (or relet) which is quite substantial.

    Overall I thought the product and service was fantastic as you never really know until it’s tested with a claim.

    Can I ask a dumb question, how you guys calculate how much insurance you need?

    "Contents" in a rental property (stuff not covered by building or landlords policy), provided it's not top end, usually the minimum value, which is like $30-$50k.

    Building insurance - replacement value (demo + build cost etc), depreciation schedule/quantity surveyor should be able to give you an idea on this (to double check what the insurer proposes)

    I've got a property in Mildura up for renewal soon.

    EBM - $1073
    TS - $838.90

    Building Amt - $314K
    Contents - $60K

    Is there anything I'm missing between Rentcover Platinum and Terri Scheer?
    Been loyal to EBM but finances have been a bit tight of late so need to be slightly more price conscious.

    I think I will do some pricing too, was on phone recently and asked if I had all policies up too date, this always seemed to present a problem, anyway, I got a lapse notice.....

    Claiming through Terri Scheer was a nightmare. Never again. Everything is with EBM now.

    Same but different …… In the Shoalhaven NSW, All things been equal apart from PdS variations:

    EBM - $1425
    TS - $1781

    Building - $545K
    Contents - $60K

    Got quotes from EBM, TS, Budget, Woolies plus 1 or 2 others and EBM is still the cheapest. Had 1 claim with EBM back in 2015 with no real issues but I did get the claim reviewed and it was increased but I do it not the PM as I want it done right.

    Yep, had about a 2 week turn around for an EBM claim a year ago. No fuss, they just got on with it.

    What if you have many IPs but some are less than 5 under each entity name, does the discount apply?

    To the people who've said they've had nightmares claiming through 'xyz', could you elaborate on where it went wrong for you - for example, was your documentation lacking/processes during the tenancy not followed, which meant you failed in your obligations under the policy?

    I recently had to escalate through dispute resolution a small aspect of a claim. Cliff notes: a blocked stormwater drain caused water to back fill up a down pipe and push through the drain pipe of an air conditioner resulting in some flooding. The insurer paid out without hassle to remediate the flooding damage inside the property, however on first pass would not pay to have the actual air conditioner itself cleaned (muddy stormwater, not good for health etc.) because the PDS specifically said "cleaning" was not covered. With some further discussion and video evidence showing the flooding coming from the A/C unit, the insurer changed their mind and paid out on this small amount as well.
