    Yes, if you have 5 or more properties insured there is a discounted rate available, although the discounted rate only applies to the RentCoverUltra policy.

    Just buy a few cheap 1BR apartments to make up the numbers. Problem solved. :D

    A better poll maybe...
    insurance provider 1, good claim experience.
    insurance provider 1, bad claim experience.
    insurance provider 2, good claim experience.
    insurance provider 2, bad claim experience.

    The poll here maybe just counting the the numbers of people who have policies with these insurers(if they're equally good).

    Made my first claim with Terri Scheer this month. It took 3 days. Got all the documents ready and sent it all in one go. They even suggested that I put in more invoices(for cleaning, advertising) to claim more.

    Voted Terri Scheer even though I haven't had a claim with them because of a long and painful claim with EBM (back a few yrs ago so not claiming they all go like that)

    I have been with EBM for years and now regret it.
    They have just knocked back my 2nd application for repairs.
    I wish I went with Terry Scheer.

    I'm going through a fairly extensive claim at the moment with one of my properties.

    For all you people who think you don't need a property manager, this fellow was a great tenant until he wasn't. Just stopped paying rent one day and only about 2 days after an inspection where everything was immaculate! Turns out his girlfriend broke up with him and he went back to gambling and it all went downhill from there and very quickly. Even great tenants can turn bad so have a PM and have insurance.

    Just a few of the issues - he repeatedly used the shower recess as a bath against instruction (it was in the lease and emails) causing a water problem, incorrectly installed a shower head themselves (never told us anything about it) causing water to leak behind also. Kicked in doors and walls, bent dishwasher door, pulled door screens off to use as a fence for the two dogs that shouldn't have been there anyway and had been breached. Plus a bunch of rent and water payment defaults. Also standard cleaning, pest control for the rubbish they left all over the floor that attracted ants, pool clean and lawns they were responsible for, blinds pulled off, dog faeces everywhere, garden water system chewed up, the court and bailiff fees (he was physically removed in the end), lock change fees...the list goes on.

    I'll let you all know how the claim turns out...

    EBM renewals came in now 10% more expensive than Terri Scheer

    Terri Scheer all day.

    I see TICA is now advertising their own insurance, underwritten by St. George. Whilst their coverage is very competitive, I'd still personally go with TS based on the handful of experiences I've had with them, which has been exceptionally good on every claim (all of 3 claims, totalling just under $20k in payout)

    Sounds like your regular dream tenant most PMs will advise taking, but it is great feeling when the PM also tells you as the LL how often you were at fault or caused the issues...

    Anyway, meh....seems like a normal derail, happens often......

    Just had a rather difficult claim processed well by EBM and my PM. 2.5 months rent arrears, re-painting due to damage, rubbish removal, locks replaced, minimal input from me and probably only $500 out of pocket in the end.

    What made it "rather difficult" may i ask? Sounds like a pretty standard sorta claim?

    dunno, I have one dragging on, PM was hopeless I admit, but EBMs chosen assessor is dragging the chain too.....

    I am not that impressed TBH.
