    I just encountered a benefit to the EBM LL policy. The platinum and ultra product includes cover for some general tax audit costs. THere are limits but it covers general compliance for a basic audit to $1000.

    Yes, but will they actually pay anything when it actually matters?

    All of my LL policies are with EBM. We have had three claims on three different properties.

    Never had any problems and claims were fully paid.

    Never had to claim for a tax audit; hopefully, I will never have to :).

    I had 3 pretty sizeable claims in the last 3 years and all paid. For the last one they needed to sent loss adjuster, but claim paid and in reasonable time.

    Hopefully never need for tax audit tho, and heck, hopefully no need for more insurance claims like the last ones.

    We never had any claims (touch wood). 1 LL policy is with GIO and another 1 is with Honan.

    When it comes to Townhouse/Villa (strata oriented) -is there any better or prefered insurance providers?

    Given you're not willing to share the scenario, my bet is this either you work for another insurer trying to steer people away from EBM, or it was never going to be approved in the first place as you were outside of the policy by a long margin

    Long term rental arrears or multiple excess issues for along duration renter who progressively trashes the place. Wont matter who you are insured with.

    Perhaps it wasn't a claim? Would you care to share the details?
    As BrettC has pointed out in other posts, sometimes what people think is a claim and what is actually a claimable event can be 2 different things.
