    Make a single million dollars through property was the goal yes?

    From what I've read and understand from @euro73 posting an NRAS Term is completed after 10 years and then you're on your own. Able to return the property to full market rent. By which stage you should be well into positive geared territory.

    Yeah i know someone who bought few sizeable commercial properties back in the day. one was around 1.5m in early 90s I believe. he gets just under 2m /yr rent atm just on that 1 property.

    By my calculations I've increased my combined equity on my PPOR (based on valuation last month) and IP (based on recent sale of a similar property) by a total of $488k in 26 months.

    Reasons:
    PPOR - reading a market and jumping in at the perfect time
    IP - discussion on this forum backed up by my own analysis/due-diligence/reasoning. I did use a BA but gave them a significant amount of direction in the properties to investigate.

    The next $500k of equity is unlikely to be as straight-forward, although sure hope that compounding value gives it a good kick.

    It would depend on how much capital you have - but generally very hard unless you pick a winner.
