    What about land banking, that sounds pretty easy to do.

    Wait for a property slump/correction/stockmarket crash, and then wait for the high-end properties to go on the market as a quick offload, and buy....wait a year or two and it will be back to where it was pre-slump...or possibly higher.

    The catch is to be able to play at that level.

    I'm going to write a book, sell it for $100 x 10,000 then go on the spruiking circuit to make the next million and sell a seat at $100 and they get a free book.

    This is how a lot of people make it big with out much outlay. Buy a share in acerage that could one day be rezoned and wait.

    Once again have to wait. And you are relying on a lot of outside factors/politics/councils

    Agree about the outlay, especially when land banking with options.
    Not always, if you can:
    • Be a part of the system which controls the rezoning. Mehajers as already mentioned. Not difficult to find a lot of developers running for Councillor's posts.
    • Successfully lobby. A lot of ex politicians will do it on your behalf. No different from hiring a BA or an accountant, just a different service and skill set (or mindset perhaps:)).

    Reminds me of that teenager 10 years ago, who set up a webpage with 1million pixels. Sold advertising at £1 per pixel. Made £1 million in a few months. Classic.

    I have a share in some land It's about 40 acres has been getting rezoned since 2009 So should be happening soon lol :rolleyes:

    I'm not sure that there is an easy way to make 1Mil from property. Fast, or at least faster ways include buying well, improving, developing, etc. The slow and steady approach is to accumulate, hold and wait for growth.

    From my experience easiest way is to diversify into rising markets, the market does the rest. Since 2013 we have had 3 booming markets, investors would have cleaned up without getting their hands dirty.

    other options such as developing require more work, risk and time. Volume works with this ie 3 developments pa, however you also require large cash buffer

    western Syd suburbs could buy houses sub 300k prior to boom, they doubles in 2-3 years
