Easement on this Bris property

    Hi, everyone.
    Just seeking second opinion regarding this property. The property in the circle is 3 Arilpa Crescent Ferny Hills Qld. I have checked the easement on this property and there are two sewer manholes at the back of the land.

    Would this be an issue when it comes to time to sell in the future? For an example would this manholes narrow down the pools of potential buyers? I know some people don't go for anything with easement while some will think it as no issue.

    No. Don't think so. It is quite common. Also, if you check with the council I suspect there will be more homes with easement on that street so you won't be alone.

    I will also ask the agent if the title mentions any easement but as you sail most of the houses around there has one so it won't affect the value of that particular property. Thanks heaps. pastedImage.png

    Easement is really only going to be an issue if you want to build on the land- otherwise it won't bother you. But the position isnt too bad anyway. Developers hate easements for obvious reasons

    Ferny Hills is in Moreton Bay Council when doing your checks.
    Is the land fairly flat or sloping? I think residents care mostly about the usability of their land. Manholes will have to be kept uncovered, which can affect the usability if the land is quite steep.

    Question is...can you buy something comparable for a similar price without any easements? I prefer to avoid..unless it's a screaming bargain.

    No easement just a pipe ;)

    Rear set back will be affected depending on the depth.
    Get plans with depth. Dbyd
    Check with water authority (quu?) How close you can go

    From the real estate website it looks reasonably flat but then I checked google map street view which shows the house on slop. The agent's photographer took good pics with some color grading. I think the sloping looks reasonably even from one side to another. Regarding the usability is this because of the safety issue?

    Yeah granny flat, pool a shed. You shouldnt really even concrete or pave over the area in case access to the pipes is ever necessary

    I do not think it will matter much, either way, you have a sewer there, it has to be somewhere.....

    It will matter more to a developer.

    I just saw the real estate ad. I am always suspicious of wide angle photos, of which there are several. They distort the true view.

    As the manholes for this property are along the back near the boundary, it would seem to be in places where they are out of the way from the deck, leaving plenty of space in the backyard. What is the mark on your map in the front yard?


    This is now a generic comment. Sometimes manholes require a retaining wall around them with a severe drop. Some require fencing off from the yard, reducing the area which can be used for other purposes.

    Sloping sites can cost substantially more to build on. Just something to consider if it's a house that may be a knockdown.

    me don't see a concern with the 2 manholes. it is quiet close to the fencing. it has a nice side entrance. If the GF regulation does get pass down in the future for BCC, I don't believe you have any problems building a GF there.
    From memory you only need to stay away 1.5m from the manhole when building.
