DBYD won't give you anything about easements only information from registered service providers (not private services). It will show water mains, phone, subterranean power, gas, sewer, fibre. The only way to find registered easements is a title search.
and then purchase the Deposited Plan and or the Dealing sketch to see the location. i don't know of any GIS database that show easements. (in NSW for that matter) i wish there was. maybe @lixas4 can shed some light in VIC.
The section 32 document the realestate agent provides has title information in it (otherwise you have to buy it - Home page). Check the plan and look for anything with E-1 or similar on any of your land. If its an older plan it may be described as a colour, then the colour given an easement description. If its a newer plan then on the face sheet the easements will be described. Talk to your conveyancer and they will explain any easements/restrictions (including covenants)/rights relating to your property. If its a unit or apartment its also good to get advice on what you actually own (as it may not be what you think) and the common property. If you are not familiar with reading titles/plans then you should always get advice from your conveyancer prior to finalising the purchase. There is no free service that i know of to search for all your easements in vic.
Finding public easements and private easements are two different stories. Council maps will show drainage, powerline, water supply, sewer and other infrastructure easements but the only way you will know the full story (especially with private interallotment drainage, access, support, caveates, covenants, restrictions etc) is with a title search, deposited plan and 88b. You won't get them for free but you can get them cheap online
Easements are shown on the title ( as lixas4 says - that should be in the s32/purchase documents) The only exception is old properties that may have water/sewer mains not in easements so check with the water/sewer authority as well (this can usually be done on line) This second option is desirable as sometimes mains are not within an easement, even though an easement is there First step - check the title
