Earlier settlement?

    Do you guys tend to wait till the settlement date or try to bring it earlier once everything is ready?

    Buying or selling?

    If selling you may want to try to settle earlier to get access to the money quicker.
    If buying you have secured the property so you might want to keep the agreed on date to avoid having to pay interest on the loan.

    Buying... do you ever get concern of vendor pulling out? Heard from conveyancer that they can do that even after they signed the contract, most they can pay is ur time and legal cost, not much u can do if they refuse to settle...

    Yes that could happen, they could also die, lose capacity or become insolvent.

    If it's an IP purchase then I don't mind waiting :)

    For a PPOR I might become a little too excited to wait.

    I've had 4 early settlements - buyer in all cases. 3 instigated by the seller and one by us (so we could access property to do work)... None were contracted for early settlement so it was by agreement.

    Depends if there's any value getting in there earlier. If it's a highly negatively property it might be in your interests for them to delay settlement of all things for as long as possible. :)
