    @Simon L Looking good. I just started looking at Qld. Just bought in Newcastle. Do you live in Qld or from Sydney? @Lu Bracher I'll definitely let you know if I'm going up before the year end.

    @Lu Bracher when you said $250K will get a small one, what did you mean by small? Less than 600sqm? For development down the track, what's the minimum? @Taku Ekanayake maybe we can make a trip there together. :)

    Thanks for the great feedback.
    I constantly hear whispers you are a master in these neck of the woods, so I'll be reaching out for some advice no doubt ;)
    I just switched to @Lu Bracher and she now manages my property - can definitely vouch for her also.
    That's promising to hear about Eagleby, speaking to some REAs on the ground there and it seems to be picking up.
    Sounds as though you done well up there -congrats to you and your clients.

    Live in Sydney - Only travel to Bris twice..maybe 3 times a year? Never to look at any property specifically...

    Hey folks, I'm up there Saturday 17th. Ive made offers on a house in Kingston. If it goes ahead, ill inspect it in the morning of the 17th, but I'll have 4-5 hours to kill after, and doing some 'walking' DD on Beenleigh/Eagleby would be a good idea actually.

    Let me know if anyone else is up there that weekend of the 17th :)

    Hi larrylarry,

    A smaller house is probably what Lu means. From what I can see 250k probably get you a standard 2 bedder house in Eagleby. Last week there was a 3 bedder advertised for 236k around the Eagleby mall which Simon and I tackled but as it was a fierce competition we didn't get it despite putting in close to 245k. Hope that gives you guys some ideas about what gems to look for in Eagleby :)

    If you have trouble then by all means reach out to Simon L. I'm still amazed at the good deals he's able to dig up all the time.

    I saw that property too. It was also mentioned by another member on this forum recently. The agent is still getting calls for it because it's still on re.com.au.

    I take it from the first quote that it's under contract already? But looks like it was still open for inspection today. Is that more as a back up option?

    I called the REA 4 days ago regarding this property. She mentioned she had received around 10 offers for this property and they had stopped taking on anymore offers and was in the negotiation stage.
    A few of the offers were above list price, however didn't disclose exact amount.
    REA mentioned it was a mortgagee sale from memory.
