Duplexes in Kellyville (Hills Shire Council)

    Has anyone here had luck in getting DA approval for semi detached dual occupancy in Kellyville?
    1. The requirements on the council website states a minimum of 700 sq m. However, the land I'm looking at is 698 or 699 sq m. Would that be a blocker?
    2. Does Hills Shire approve duplexes with with separate subdivided Torrens Title?

    1) Even just under 700m2 triggers a clause 4.6 variation request (PITA)
    2) Duplex by nature will be Strata Title but some locations in Hills does not allow this and some locations do.....check LEP mapping

    So you haven't purchased the property yet?

    Could you spend money on a small survey to see the true area? Would it be make or break for the acquisition?

    You could also look to buy a small slip of land from a neighbour potentially as well.

    Sixmaps will allow you to measure, though it isn't super accurate.

    Hi Shiv,
    Anthony is correct with his comments, i believe the SEPP overlay in northern areas allows, but not in the 1990s/2000s area.... i am not a town planner, so speak with one of them or have a look within the LEP, its just been updated too
