QLD Duplexes in Brassall (Ipswich)

    Hi all,

    I've been really considering buying a few duplexes (2 or 3) in the suburb of Brassall.

    I've noticed a few duplexes going up for sale for around the $400k mark with an avg. $515 weekly return. Council rates are avg. at approx. $3600 pa.

    Now, my strategy (like all my other properties) is rental return and not necessarily CG. As with all my other properties my aim is to have them rented for as many weeks a year as possible. I usually pay 25-35% deposit per property purchase, which makes them nett cashflow positive from day one.

    My only concern is, I don't know much about the area (I'm from Sydney), but from what I can see on Google Maps, the region is rife with duplexes etc, which makes me think: Am I buying properties where my rents will reduce over time rather than become stable!

    Any advise would be greatly appreciated.
