    Hi,

    I am looking to build a duplex in Sydney and keen to get everyone's feedback on the below quote I got from a custom builder. Few things to note about the duplex
    - 5 bedroom, 3 bathroom,
    - Total land 700m2 so 350m2 per duplex
    - Internal area maximised per council regulation
    - Builder margin quoted 15% which i believe is quite standard around my area
    - Full design and engineering report to be completed and the below has been quoted based on DA approved plans which doesn't have exact measurements.
    - I have been advised to proceed with the design and CC application and engineer design totalling $12k to firm up the below quote.

    Sorry for the poor format.

    I am building this based on high end finish with the aim for selling one side and living in the other.

    Keen to get a view if anything stands out as ridiculous or understated?

    I can't speak to each line item but based on the total and the size you are assuming it will cost around $1600 per sqm which I don't believe would get you high end finishes in Sydney but your idea of high end and mine may differ

    2 line items seem a bit skinny
    1. lighting - I assume this is feature lights and all downlights and exterior lights. I can spend $500 just on my island bench light so this needs to be increased a lot
    2. bathroom PC items - I'm assuming this is toilets, baths, tapware and as each house has 3 bathrooms the $5000 is not going to go far

    If you are going to live in, 15000 for kitchen won’t go very far either...
