Duplex Pros/Cons

    i don't really see duplexs that much in melbourne. most are one in front and back in the east etc. However on my trips to the western side of melbourne for inspections and auctions (mainly braybrook and sunshine) there are so many of them. Older builds i think from the 60-70s on 600sqm blocks where one builds in the back and have the duplex in front and a lot of new builds as well in sunshine. The demographics there don't prefer one in front and back as you can see in the photos below. they want to frontage units with rectangular size blocks. Hence would what may have been 3 units would only be 2. Maybe something to think about for those developing there.

    I think the OP was asking about purchasing both sides- a whole duplex. If they are on one title then they will most likely appeal to the investor market primarily.

    A pair on the AFP could be a great investment. However remember that you have to move into it and remember what suburbs they're all in ;)
