    Hi All,

    I am looking for an investment property in Brisbane North primary for cash flow. I will hold the property for next 7 to 10 years. My budget is 525k and expecting a rental per week of $650 after all property expenses. The rent will be my source of income while I travel. I am looking for a brick house probably 5 to 10 years old to avoid frequent maintenance.I am not after older property which needs work. Below are my questions

    1) Only way I can achieve this is by buying a duplex property? Based on my research area such as Griffin, Dakabin, Kallangur have few duplex income property.

    2) Does it make sense hiring a buyer's agent ? Can they get me a good deal apart from the property listed in realestate.com?

    If you are buying interstate? But if u are here already, maybe have a try without one.

    getting something is tricky due to the hot market.

    Thank for the reply.. I am based in Brisbane and wanted to know what buyers agent can offer when it comes to Duplex property..

    what does this mean? What property expenses are you including (council rates, insurance, interest)?

    At that Budget there is only 3 suburbs I'd be looking at right now

    Petrie,
    Bald Hills
    Bracken Ridge

    I've been watching these like a hawk and the demand there is absolutely bonkers. I'm predicting these will become $600k+ suburbs within 12 months.

    Property expenses include council rate, agent fee, property insurance, water etc any other fee that an owner has to pay.

    Oh thats true. I missed that part about wanting that amount of yield.

    Well cant help you then. Thats a high yield with rising prices getting harder and harder now.

    How much do you reckon the property expenses are?

    rough guess is 5-7k.
