Duplex or traditional house?

    Hi my budget is 400K and I've decided to buy in Ipswich.

    For a similar land size and price, would you rather buy a duplex with 4 bedrooms 2 bathrooms or a traditional house with 5 bedrooms and 1 bathroom?

    I'm attracted to the high yield of a duplex but it may be less attractive to buyers later on if I decide to sell.

    I would appreciate some advice! Thanks!

    I'm not really sure of the answer. And I think it depends on a person's finances and future property plans. But I remember John McGrath once saying that rental income is small change, capital gains is what matters. Personally I agree with this.

    Better yield for duplex, but I’ve noticed streets with a few of them get a bit slummy real quick.

    can usually add a bathroom / powder room.

    I’m looking at Booval. I’ve checked for flooding and overlays. Do you think it’s a good suburb to invest in?

    What are your thoughts on Ipswich? I am looking at QLD as well for IP (land or houses) and read that Ipswich used to have housing commission and not ideal for IPs.

    I think you’re right about the housing commission and low socioeconomic areas in Ipswich. Change will take place though but it will take time. I don’t think I can except fast growth in Ipswich as there’s still a lot of land. I made an offer of 400k for a freestanding duplex in Booval but it was declined. I’m also considering central Queensland (Rockhampton or Bundaberg) as the yield is better than Ipswich with low vacancy rates. Still haven’t made up my mind. I was gonna go for Logan but by the time I got my pre-approval, I had already missed the boat with my budget!
