Hi all, I recently bought a home in NSW with an existing DA approval for a duplex. What I want to do now is to get the approval for a detached studio/outbuilding for one side only. What is the easiest way to do this ? CDC? Anything I’m missing here ? Any help will be appreciated. Thank you
You cant do cdc for granny flat for land under 450sqm. Assuming that land size is less than 450sqm for each dwelling. You can't lodge s96 modification. You need new DA.
There is an existing house now which I will knock down for the duplex soon but before I do I want approval for an outbuilding too
Yeap I know. I need frontage 12 and size 450 plus but I’m not trying to get approval for a second dwelling. I want approval for an outbuilding with a toilet and shower in which I will convert to a studio later so my question is , can I get the approval for the outbuilding through cdc now ?
Any FSR left after DA for duplex. ie 600sqm lot, fsr 0.5:1, da for duplex 300 sqm, no fsr left for 40-50sqm outbuilding?
Yes agree mate , you are right. I’m on 49% of 636sqm looks like no room not going to bother putting in new DA for this will keen in mind for next time, thanks
You can get far greater than 50% FSR with a CDC. Worth looking into if you're not happy with the DA approved duplex.
Have to wait till Torrens subdivision is completed (if possible) It would just be an outbuilding (not a seperate dwelling that you could legally rent out etc)
Some CDC can be 0.6 fsr, but re a studio - do you need it? Nobody wants to aid and abet illegal structures beyond the da. Talk to the person who did the original design and see what mods are possible if you want to do it legally.
