Duplex Biggera Waters

    Hi guys, was considering buying a duplex in Biggera Waters. We are currently renting here and love the area. Would you consider it a sound area for investment for some short term gains to produce equity and decent long term CG? Thanks!

    I used to live around the corner at Runaway Bay, which is a similar location, but different demographic

    Biggera and Labrador has had a bunch of new unit development, and fair bit of infill new duplex development.

    Its had 10 % or so grwoth in the last 2 years according to residex, who also ascribe a 1 % to 2 % growt rate for the next 5 to 8 years.

    Obviously if those numbers are remotely correct...........and apply to a newish ?? duplex, then this wont help your goal

    It's an interesting area. There's been every indicator that it should grow, but it hasn't. My personal feeling is that a detached house in that area would be a great pick, but with an enormous predominance of units, townhouses and duplexes in the area- they'd be an average pick.

    It's near Harbour Town and not too far from the water which is good but there's a lot of development happening in the area so consider the supply side of the equation as well
