Due Diligence Report?

    So I'm looking at engaging a town planner to do a cookie cutter two lot Torrens title subdivision of parent lot in NSW, part of the SoW says they gotta do a due diligence planning report. This is what it entails:

    Due Diligence Planning Report:
    •Liaison with client, and Council officers as required in preparation of report.
    •Carry out site inspections/photos as necessary of the subject site.
    •Preparation of Due Diligence Planning report to establish subdivision potential of parent lot.

    For context, I already own the block, there's a few lots being subdivided in the same manner in the same street so do I really need to fork out $2k for this? Happy to spend money when necessary and making sure I'm not being taken for a ride as a newbie.
