Not sure where the best place to post this.. but a friend is looking to build a new house on his acreage within Moorabool Shire Council. It has an existing dwelling. Acreage is zoned Farming Zone (FZ).

He is not looking to subdivide but wants to know if he can build another house or if he has to knock down the old house before building?

Does anyone have a recommendation to a town planner/consultant he can get advice from?

    Thanks in advance.

Get good independent advice BEFORE your friend goes to the Council. If the land area is insufficient for two houses, the argument will be to decommission (not necessarily demolish) the existing dwelling before occupancy of the new one. Decommissioning means leaving the house there but removing some internal components. It can still be used as a habitable outbuilding etc. The Council, some councils, may wish to have the house demolished - this is not necessary
