dual key student Accomodation

    Hi all,

    I have question in relation to dual key student accommodation.

    I know that there is little to no cg for these types of dwellings. But has anyone got this types of property in there portfolio?

    A friend is looking at one in GC, thought I would ask if anyone has had any in the past. Looks like good RY around 8% before fees etc.

    Why not just get a straight dual key apartment?

    Yes, I've got a Docklands dual key - was my PPOR, then rented out studio and lived in apartment, now it's an IP. Plus is the yield, gross around 6%, net about 4.2%, and if one half is vacant the other is likely to be paying. Next to no CG though. Buying student-only with even higher yield may be ok depending on your plans or a massive handicap in the years to come.
