    Hi everyone, what do you all think about a brand new dual key property in Bellbird, NSW? It will have 3+2 bedrooms in a 860 sqm land. I'm not familiar with the area as I've purchased only in main cities. Thanks in advance

    Much better location, larger land component and better income in the long run, as you'd then be able to add two granny flats.

    Growth has been 35% over last 5 years so has been good and will continue to benefit from the flow on effect of strong growth in Newcastle.

    it’s not exactly the most desirable place to live but could be worse as well.

    I think if you were going to buy it would be close to cbd as you said

    Yes, saw quite a few properties in the market close to CBD. The price point is good all around 500k with 800sqm of land. Was not very sure on the future capital growth. But at this price it's impossible to get near Newcastle.

    Good land size

    Yes Newcastle is out of reach at this price point. Have you tried East Maitland? Might find something for around $500-$600k I’d prefer to buy there for long term capital growth.
