    I was told ducted Cooling throughout. Ducted cooling and heating if for your main residence for a bit more $. I was questioning the running costs and efficiency also. I guess once you do solar panels, gas points, gas usage expenses, cost of gas appliance and maintenance Plus storage of it there isn’t much difference in cost. All the display homes I went to had ducted heating and cooling but they were all two storey homes though.

    Our primary residence we have Daikin ducted throughout, we also have solar panels, we find it cost effective.

    Do you mind sharing the house plan here to compare please? I am planning to build 3x 3/2 town houses in the 900 SQM section sooner. I need to start looking for draftsman and builder. thanks
    Will be interesting to see how you progress.

    I have my application with City of Melville

    Spoke to the planning department today, new rules from 3 weeks ago apparently 90% of applications will go for for public comment (2 weeks)

    Update
    With built strata, I am eligible for $20,000 per each villa, total $60,000.
    However, but money/grant will be dispersed once I have titles, not when slab is poured

    My builder will prepare costing/contract for each villa, This will make it easier. Most important factor here is to sign off on building contracts by 31 Dec, cut off date

    My DA submission is now at advertising stage

    DA approved, with double garage at the front of Unit 1.... a big massive win

    Silly me, I got my sqm wrong. My build cost is $1365 per sqm, good in current environment

    Crazy times however, my builder not taking on any new clients...... watch building prices soar in 2021. I expect end values to also jump

    Council approvals also taking longer due to the grants. If you go Built Strata you will get grant on completion of build and titles being issued

    For anyone building you need to get in by 31 December

    Any recommendations of builders in Perth to complete a Subdivision and build on a rear strata lot (2022)? (lower socioeconomic area)

    That's quite a way a way. There will be builders who go bust, go from good to bad, from mediocre to good and just stay the same during that time. If you don't need to build for the next 12mths I wouldn't. There is going to be a lot of upheaval in 2021 and some crazy pricing thanks to the grants.

    Ok, signed with builder we are looking at starting build in Feb 2021, locked in $60,000 grants....

    Your process has run smoothly! I only got my quote yesterday and things I'd asked for 6 months ago aren't included.

    I dont know about smoothly, its crazy times atm

    City of Melville took much longer to approve my DA.

    Looks like we will be demolishing in early Feb 2021. Fingers crossed

    Demolition permit on its way

    $16,500 for demolition, excellent price considering I have 2 monster trees. Fortunately I do not need approval from council to remove the trees
