    You mean 430 sqm in total. So appx 144 sqm each villa ? If thats the case, i would say, cost is too high even with all these features. Having said that, i have not got quote based on working drawings yet for my development so i may be in for surprise.

    I reckon 1250 to 1300 per sqm with all these features sound reasonable.

    Problem is Perth property market is hotting up and with this so are building prices

    I will get more quotes

    Sure. I have still not got my DA. So my quote is atleast 4 weeks away. But will share once i get it.

    PS you don't have 430sqm of construction - your construction is around 160 + 150 + 155 = 465sqm so you're at around $1400 psqm .

    Also guys this includes fully ducted air condition for all 3 villas. I think this is a must now, rather than split systems...???

    I rechecked my quote its actually $640,000, apologies $9000 less

    Builder has allowed $11,000 for landscaping, I think I can save here and source this out

    I will also be eligible for $20,000 government grant.... yay

    How do you know are eligible already? Will you get 20,000 for the whole site or per dwelling?

    Also I heard today Summit not taking anymore clients..... that’s got to tell you something......

    build costs will continue to rise and I expect end values to go up...... boom

    I think I started around the same time as you but don’t have any plans yet so starting to stress a bit! I need to subdivide for single bed dwelling. Bank told me I’m a bit short to borrow currently Unless I just scrape in, so I would love the 20k even more!! I might need to refinance before two loans turn to P & I in January. Hard to know what To do - one of the loans is a property that is in the market so maybe I should give it one more month on the market than possibly refinance if I don’t get a decent offer.

    I would have thought split system would be more efficient and cost effective, main one in living room and one in the main bedroom, compared to ducted which if you're only in 1 room the return air still has to travel to the return vent/duct for the thermostat to register the difference in temp and depending on how far this is causes it to be less efficient. etc if in downstairs living room it'd have to travel to upstairs vent normally in hallway.

    Its not double storey

    market dictates what buyers want, and I just follow this as important to get these right
    Top selling RE agent In this area has said .... a must

    Last development I completed in Perth in 2015 split systems were the norm, all changed now

    Buyers want all the bells and whistles

    Hi MTR,

    I believe grant is per dwelling as long as they are on separate titles. R u doing survey strata or built strata ? Irrespective of strata type, you ahould be able to get multiple grant. Below excerpt from FAQ section of WA government building bonus grant.

    Can I get more than one grant?
    A grant is available for each new home built or purchased as long as the homes are on separate land titles. Only one grant will apply if more than one new home is built on a single lot.

    Not separate yet, we are going strata title

    I can get builder to do 3 separate build contracts. I believe its capped at $50,000

    I think you would be eligible for 3 - that's if you are holding the project and not OTPing it.

    Built strata? So titles at the end? As long as you have 3 building contracts then I think you can get it - I've heard of no capping though.

    You will need to time it right still though to meet the 3mth from HIA contract for slab down but won't be able to apply for the grant until the titles are transferred at the end if built strata.
