Downlights for a $300k house

    Is it worth spending $700- 800 to install some downlights in a 300k IP to help increase rent and property value? Would future maintenance of these lights a concern since there are many? Thanks

    I have just replaced 20ish halogens with led as well as globe replacement & some other bibs & bobs - less than $1k.

    Could have done some of it myself as they were on plugs but now they're all plugged in.

    Downlights themselves are cheap.

    I can buy the Clipsal 9W downlights (90mm cutout) for around $15 each. My sparkie charges $25 to supply the same downlight with clipsal 413 surface socket. I recently had 9 installed (8 existing and 1 new cutout) which took the spakie just over one hour at a labour cost of $150.

    The LED downlights make a huge difference and I highly recommend them.

    BTW, these plug in downlights have reasonable length life spans and are easily replaced by the DIY'er. If you are installing a lot of the same I recommend you buy a few spares.

    Get ones that can be safely covered with insulation.
