    had a promo email from metricon a 41 double storey knock down rebuild was 350K so I would say should budget 450K for the whole project, clearly it depends on the finishes and number of bathrooms/ensuites

    yeh thats right... an extra 20 k or something like that which was a big % of my ‘cheap’ adelaide build)

    $450k seems very cheap but could be possible with a volume builder.

    I haven't used them but I've heard of prices ranging from $400k to $1.2m depending on interior spec. The interiors cost more (sometimes much more) than the shell.

    $450K was my estimate but currently I am in final tender stage and the final price probably will be around $500 (Excluding Driveway and landscapping)

    So that includes site costs?

    That's really decent for 330m2. Did you get standard inclusions? Or did you upgrade any interior features?

    Includes the sitecost. Just upgraded the electricals and kitchen and standard inclusions.

    Total Site cost came around 20K

    That seems low for a 2 storey, @Westminster @MTR @Perthguy I know NSW is about 30k for single store and about 40k for 2 storey, what are your guys thoughts?

    Okay 20 K includes Site cost and Piering. If I include the water tank , Electrical metering, Stromwater, Security fencing - it comes around 38K

    It's hard to say as many builders include different things in site costs so it's almost impossible to compare. It's also an area where Provision Sums are commonly used and some builders will deliberately put in a low PS to get a deal over the line then it magically goes over budget when it gets to site.

    @karthik.s you will need to ensure that all the finishing items you are expecting are included - many items that are in a display home are not, for example
    - are internal walls painted
    - are floor coverings included or is it just the wet areas
    - is a washing line/letterbox included
    - is paving/driveway/pathway included
    - window coverings included
    - what type of tiling is allowed for - small/large tiles, rectified edges, mitred corners, full height in ensuite
    - what tapware is allowed for
    - air conditioning?

    This is not an exhaustive list but generally the list of inclusions is nothing like the display home and may not be considered turnkey

    @Westminster Thanks for your inputs.Yeah still working if there are any hidden cost

    But All the above items exept (Driveway, Washing line and landscaping) are included in my cost. Which I am planninf to do after construction.
