    Hey guys,

    Keen to hear your thoughts on this design. I have queried the location of the laundry being opposite ends of the open space, but my architect assures me that it is okay.

    Any further suggestions or advice on the design is welcome!

    I'd be more concerned about not having a hand basin in the powder rooms.

    If the laundry is going to be on that side, it needs an external door so you can take the washing out. Otherwise you need to carry it through the house?

    Personally I prefer to have all bedrooms up stairs and all living areas down stairs. Seems better for when you have guests over. Speaking of guests, since there's not a bathroom down stairs, where will the wash their hands after going to the toilet - in the laundry?

    Can you put the laundry across the back wall of the garage, enclosed with cupboards.
    You would have to extend the garage depth slightly.
    Or, under the stairs accessed from the garage?

    @drrkwng - something I would think about is whether it will be a bit dark in the kitchen with no kitchen window.

    That was my first thought too, but then I realised I have a U shaped kitchen in one of my IPs with no windows and it's completely fine. You just have to put the lights on.
    And now that I think about it.... my PPOR also has no windows in the kitchen.... it has a sky light though.

    Why not make the downstairs ldy a bathroom /ldy. Whack in a "human basin come tub "

    Agree with that thought. Combine laundry with the toilet downstairs. And it saves needing 2 more doors too...
