Does this type of property marketing really work?

I was looking at sales a listing on REA today and went to watch the YouTube video. I expected the usual pretty visuals/fly through of the interior of the property with the usual voice over of an agent talking up the property attributes.

And I would have been happy with that. Instead, the video looked like this:

Does this kind of marketing actually work? I found the silly characters distracting. I actually wanted to see more of the rooms rather than these two actors within them.

If I were selling I'd be pretty ****** that I'd have to shell out even more $$$ for a film production that included the hiring of actors, scripts, costume etc..

Never come across this tactic before, not convinced of its usefulness either!

That was horrendous. It came across as a bad joke and totally unprofessional. I wonder if it was the vendor's idea

Most likely not because after a minute in I forgot what the video was about.

    It doesn't.

However, it causes people to link it to their friends on forums and social media, which gets more eyes on the property - which can't be a bad thing?

I think they could of just stuck with the first guy doing the walk through. That would of been plain and simple. Steve wasn't required. He was just annoying.

First 50sec were ok and after that was a waste.
But the ad didn't annoy me, maybe because I was watching on mute ;)

Exactly, this thread in itself is an example of the marketing at work...

Whats worse is dealing with agents who are even stupider in real life than the guy in the video. SA agents take the cake.

    wtfwt.

Detracted from the property. That was the point wasn't it? A property?

Why have a negative theme in it at all?

It can benefit the agent with brand exposure if they reach many people.

I think the only way it can benefit the vendor is if it was done really well with something to compel people to inspect the property.

It is a distraction, personally I find all the clips annoying, especially if they are at the front and you accidentally click on them, just photos thanks.

I wonder if Marvel (now owned by the Disney machine...) will sue??

Disney sue for everything... they sued a small theatre for playing Quentin Tarantinos film too much instead of thei Star Wars film.

At least this one gives some more details and pictures of the rooms than the first video but what's with the random rooster at the end?

I think the choice of music was the biggest detractor of all! I really didn't understand the marketing line at all.

A + for being creative and getting noticed.
They have a lot of signboards around for a relatively new company so yes it works.

Didn't mind it at all. For me, it solved the outside door vs inside door conundrum. The spiderman one is memorable too.

Got the Advert linked to a property investing forum didn't it? So from a marketing perspective, it worked great.
