Spludge has a job for life provided he can duck and weave through the rubbish that comes with working in any work place. I'd be staying if i were him. Lay low and try and move departments or internal changes

Forgot to add that to our list . We've actually sold two which were responsible for around 50 % of any negative cash flow . Both nice properties in nice positions , but wasn't helping up trying to move forwards .

Thanks all for your replies. I’m actually feeling a bit better in general today. I think many of you are right, because one factor is most probably that I only had to get up one single time last night, which is by far the lowest ever.

I had played with the idea of selling up in Rockhampton, however both of those were purchased on a 90% (or was it 95%?) LVR and are currently at over 100%. I’d still consider selling at a loss to just get rid of the headache they’ve provided me with, but Rocky is finally showing some signs of capital gains, so I might wait it out and see what happens.

You’re also right about there being other opportunities, if I go out and look for them. My other central coast property is in Umina and on an 800m2 block with medium density zoning, so I could possibly put three townhouses on that and probably make $200k+ in equity. My tenants are really good though and currently it’d be a bit too much work for me.

As for my job, while I’m not currently very happy, I’m looking at moving internally (difficult as I’m very specialised) if possible. I do have very good terms of employment and my LSL is coming up in February, so for the time being, I’m definitely looking at sticking around. I’m also quite risk adverse when it comes to my job, as I see highly leveraged property investment as enough of a risk right now.

I’m not entertaining building a granny flat or any other income strategies like that currently. I like my peace and quiet and gardening way too much for that. But thanks for the suggestion.

I guess I’ll just have to play the waiting game for the next few years, even though I’m not a huge fan of it.

I had a couple like that. PITA properties......but with CG in the wind we just held onto them. It WAS really nice when we did sell them though.

Def makes it a challenge with so many different stressors in life. I agree with the other people here that you have done a fantastic job so far and with a couple of twerks here and there, it should be even better.

I am in the transition of exploring a new role, reducing my work hours from working everyday to 5 days per week and trying to enjoy abit more of life. It was really welcomed when I went on a recent holiday which was used to relax.

Understand you feelings/concerns @spludgey, have a baby to look after is a tough gig, a few hours of broken sleep a day makes things feel even worse.

I guess it has a lot to do with your "goals" or ambitions, trying to push for the personal best is admirable, but often you need to give yourself a little break as well. If not moving as fast as you would like financially at this point of time, maybe shift your attention to make family even happier, more time with wife, kids. Happy wife and kids, happy life. Take a bit of break.

I am in same situation. 12 month old, 2nd baby on its way. Wife stopped working, can’t get finance for anything..

I turned to crypto investing last year, never looked back. ;)

Keeps the mind occupied, making massive return in investment (if your smart).

It’s not for everyone, but it’s one way to make your money work better than sitting in offset account making 4%.

    Hi @spludgey

I have been thinking about your post. We are in a similar situation (not as many properties) but I was on maternity leave for just over a year, I am now working part-time (DS is now 2.5years old). Financially, we went backwards, then started getting a bit of ground. This year we have had a few tenant change overs and large maintenance so we have had to cover a lot more of the loan costs than normal and this has eaten our spare cashflow. Looking forward to May as we have 3 paydays and we have never been a paycheck to paycheck couple.

Late last year we refined our strategy with some help(see my thread), we are only starting to implement things but just having a firm idea of where we are going and what our plans are really helps. We may not be moving but we are learning! We are learning heaps at the moment! Both intentional learning and learning what life is throwing at us! There is also so much opportunity popping up! We can't take advantage of it all at the moment, but things keep springing up! I think because we have a plan, opportunity is pushing us along the path.

We have had a lot of help in the last 12 months from a few people on the forum as well. This is a great place to be! Thank you people! ;)

Also, it gets better and easier with the little ones. Sleep as everyone has mentioned is a big one. Take time for yourself when you can and give your partner time to do that same and you will also be amazed how much better you will both feel.

    Good luck with it all!

    Kassy
