Our builder and the certifying office seems to be at odds w.r.t giving notice of demolition.

So the question is, in Sydney, if i have a CC, do I need to give a notice of demolition to our neighbours?

    Thanks,
    Joe

What does you LEP state? Eg Permited use: Demolition - with/without consent. (exempt or complying development).

I had a look at canada bay's DCP, couldn't see anything there.

This section says for a CDC, I need to notify neighbours:
    Demolition | NSW Planning Portal

However, I've gone through a DA + CC process so I don't think this is a complying/exempt development. But I can't find any info on this scenario.

Refer to the LEP not DCP, it will tell you If it requires consent.

This is a the extract: NSW Legislation
