do most builders expect a lighting / electrical plan with working drawings

    Hi

    Just wondering do most builders need / expect to receive an electrical / lighting plan with working drawings to do up quotations, or is that something you can generally discuss with the builder without the need for a drafty to make up lighting plans

    (energy rater is requesting lighting plan for their calculations...)

    The designs I've seen all include electrical & lighting plans. I'd say it's a standard part of the design. Our draft person was also the one that managed the energy rating process.

    For my own build, we did a walk through of the house with the electrician. We removed a few things (Foxtel) but added extra lights, a lot of power points and internet cabling throughout the house.

    The energy rater will definitely need it - ceiling fans, type of lights and number of lights all go towards the calculations.

    The builder will also need it to quote on the electrical work and supply of lights/fans etc

    Afterwards you can have some leeway with moving things around and putting in additional GPOs, tv points etc

    What is the builder pricing if he doesn't have drawings/specs showing the number, location & type of fittings? You might get 1 batten light in each room and 1 single GPO. Variation No.2 Lighting & Power upgrade including bigger electrical switchboard, 30 extra GPOs and 20 extra lights $5K.

    Have you viewed council's website for the checklist?

    thanks. yes, checklist mentions architectural drawings covering site plan floor plan, elevations, materials etc etc but nothing about electrical.

    How do you expect the energy efficiency is determined or confirmed? The consultant will require documentation for their report - council will stop the clock on the approval until It drops in their lap.

    thanks. I noticed that architecture drawings has lighting calculations for allowed watts per floor area. will discuss with my architect.
