Do I need to retain a set of keys?

    I'm getting a new door installed at my investment property. I asked my agent to get a quote but they have been sitting on it so I ended up organising it myself. My question is, given this is a brand new door, do I need to keep a set myself or with the agent?

    If so, how could I arrange this? Is this something I could ask the agent to do. They will have to go to the property pick up the keys, get it cut and take it back to the tenants - its a bit of a pain. I did think of asking the install guy to drop a set off but the agency is not along the way so thats not really an option.

    Send a locksmith around the next day to key the lock the same as the other doors. One less key to worry about.

    This isn't necessary although it is nice to have, spent quite a bit on getting new doors already, I don't want to spend a few more hundred to get everything rekeyed.

    So, .... you have had a new door and lock installed at your IP but you are unsure whether you and/or your PM should have a key?

    Both you and your agent need a key to this lock.

    You're going to need a key and the PM too plus the tenants.
    I've just had tenants not return keys to the garage and the PM not having a key either somehow. PMs change faster than tenants and that's when things go wrong. Make sure the PM picks up a key and you keep one too.

    You could just use the old lock on the new door. Easy.

    Yes, you do need keys. I'd go for one for you as well as one for the PM.

    Rental Provider + Tenant + Property Management company all three should have a key.

    Property managers usually misplace keys and remote. it's quite normal.
