Do i need any such licences ?

    I have advertised on Airbnb but not getting many enquiries due to so much competition .

    I applied for Booking.com and they actually rang me from overseas to interview me !

    My question is ... Do i need any sort of licence to be to take "customers " from booking sites such as booking .com Airbnb , hotels.com etc etc ?

    I dont actually feel good about it .

    I feel im doing something illegal ?

    You might be. Is your short stay rental allowed by council and strata?

    When you first list, you usually get a "new host boost" which puts you to the top of search results. How are you placed price wise?

    1. Price v's comparables around you
    2. Location (Map tool)
    3. Proximity eg retail, buses, rail etc
    4. Photos used...good high res ones not a mobile phone !
    5. Description of accom
    6. Inclusions (car parking, foxtel, gym use, pool etc)
    7. Bathrooms v guests

    Terrychris - Didnt you post on PC and consider every idea to add some value (tea, coffee, wifi etc etc) a cost you would rather avoid ? Perhaps that indicates a issue. You have to give a little love to get reviews and that helps build renter trust. Think of 20 ideas to add to your listing that show a reason to stay at yours v's theirs.

    Reviews will help build it. I have seen a few new host posts where new hosts offer a reduced rental rate initial period to get some great reviews on the board.

    Try offering "no linen" and see how far it gets as an example.

    Thanks Paul , i will be coming to see you soon to do my last years return .

    So for this year when i come see you , do i need to keep receipts for the Airbnb items? Say i bought shampoo, coffee, tea etc ?
