    Gotta give points for initiative I'd suggest.

    Went to a rental inspection on behalf of my daughter. While I was standing in the crowd waiting for the agent to arrive, a mature woman approached and asked if I was there for the inspection.

    She then told me she had a lovely unit 300m up the road she could show me with no agents. She left with 3 or 4 people so clearly her strategy worked!

    Opportunity for imrovement: She didnt leave contact details so if my daughter misses this unit we cant check oit the private offering.

    I wonder if anyone has ever used this tactic to also sell their house privately in a hot market?!

    We quite often time opens strategically before or after others in the area so that target market is already in the area.

    But i think poaching people from the open is stepping over the line.

    She did not pay for the marketing to attract those people so was not entitled to a market she did not create. I would sue her butt her for causing a vacancy for the landlord

    Poaching...absolutely.

    As for whether or not to sue, well, might be hard to establish that the landlord suffered a loss. I'd say there would have been 50+ people there.

    You'd be able to sue 1 weeks worth of lost rent maybe, what would it cost to do?

    Agreed - also if I was a tenant I would be hesitant to rent from a landlord who had questionable ethics like this

    CHEEKY!

    I think it would be okay if she handed out cards with the address and told them to meet her after the viewing. Stealing them directly from the allotted time is just rude.
